A pipe that fails, a sewer that backs up, seepage through the foundation, a watercourse that overflows: four origins, four different contractual treatments. The base coverage generally covers only one.
Is backup included?
Almost always as a separate endorsement. It is the most frequent cause of a flooded basement, and the most frequently absent from policies. Look for the word on your declarations page, not in the brochure.
What is the deductible on that specific coverage?
Water endorsements often carry a deductible above the policy’s own, sometimes as a percentage of the amount insured. A coverage with a very high deductible amounts in practice to very little.
What must I do to keep it valid?
A working backflow valve, heating maintained while away, renovations declared, systems drained. These are conditions, not tips: failing them supports a denial.
