“Covered for water damage” means nothing. There are half a dozen different waters.

Why this risk dominates

Water damage now accounts for the largest share of home insurance claims in Quebec, ahead of fire and theft. Insurers have therefore split the coverage into several distinct parts.

Water from inside

A burst pipe, a failed water heater, a leaking dishwasher: this kind of loss is generally covered under the base policy, often with its own deductible and sometimes with an exclusion for neglected maintenance.

Sewer backup

Backup through drains, sewers, or a septic tank is almost always a separate endorsement. Without it, a basement flooded by a backup is not paid.

Seepage and overflow

Water seeping through foundations, the roof, or windows, and the overflow of a body of water, fall under still other endorsements. Flooding by overflow is sometimes excluded in high-risk zones, or subject to an increased deductible.

The specific deductible

Water-related endorsements frequently carry a deductible above the policy’s own, sometimes expressed as a percentage of the insured amount. An existing coverage with a very high deductible can amount in practice to no coverage.

Maintenance obligations

Policies impose duties: a working backflow valve, heating maintained while away, draining the system, declaring renovations. Failing one of these conditions supports a denial.
